A pre-qualification is one of the most important things that can really help you stand out from other potential buyers and offers. But you’ll need to work with a lender before you make an offer to get this key document.

 

What is A Pre-Qualification Letter?

A pre-qual letter shows that you’re ready to get to business and have already taken some steps to make your housing purchase a reality. A pre-qual letter is written from the lender stating that you have been conditionally pre-qualified for up to a certain purchase price.

 

Is a Pre-Qualification Letter a Loan Approval?

Keep in mind that this letter is not a loan approval. Instead, it is a preliminary letter based on the information that you have provided to the lender about your income, financial situation, and intended mortgage plans. If your offer is accepted, you’ll need to provide additional proof of income, assets, and liabilities to get the final approval.

To get the final approval, the property that you want to purchase will likely need to be appraised. This means that even though you qualify for a $500,000 mortgage, you can’t use that to purchase a less valuable property for that amount. The lender will want the property to be in line with the purchase price amount, independent of your qualification amount.

But a pre-qual letter can be useful to show the sellers that you’re ready to take the next steps. Because you have already spoken with a lender and gone through the early steps, it is more likely that you’ll be able to close on the purchase. Sellers like this reassurance. When you submit your offer, include the pre-qual letter to show them that you’re serious.
